美新屋開工 創逾5年新高

（中央社台北2013年12月18日電）美國11月新屋開工速率達到逾5年高點，建商紛紛擴增庫存以跟上需求。

美國商務部今天公布，11月新屋開工飆升22.7%，折合年率來到109萬戶，不僅超越彭博社調查經濟師的所有預估值，還創2008年2月以來新高。營建許可保持在逼近5年高點的水平，意味這波成長將可延續到2014年。

住宅存量短缺帶動房價上漲使建商受益，讓他們即使面對房貸利率走升仍保持樂觀。今天集會的聯邦準備理事會（Fed）官員正在評估，經濟是否已強到足以讓空前購債規模有理由縮小，這項計畫含每月收購400億美元的房貸擔保債券。

多倫多凱投宏觀公司（Capital Economics Ltd.）首席美國經濟師艾希華斯（Paul Ashworth）在報告出爐前表示：「我們需要建更多房子，是時候讓建商們幹活了。我們或許仍低於人口需求。」

彭博社調查72名經濟師的預估中值為95.5萬戶，預估值介於86.8萬戶和104萬戶之間。上月的升幅是1990年1月以來最大。

這份報告讓外界首窺過去3個月的開工數據，因為9月和10月的數據都被10月美國政府關門拖延。

11月營建許可較前月下滑3.1%，折合年率來到101萬戶，高於彭博社調查的預估中值99萬戶。10月的年率104萬戶是2008年6月以來最高。

單戶住宅開工在11月攀升20.8%，折合年率從前月的60.2萬戶升至72.7萬戶，創2008年3月以來新高，上月的升幅是1991年2月以來最大。公寓等多戶住宅開工提升26.8%，折合年率來到36.4萬戶，創3月以來新高。

上月全美4大地區有3地開工增加，領頭的中西部飆升41.7%，南部升幅38.5%創1982年7月以來最大。西部開工攀升8.8%，東北部滑落29.4%。（譯者：中央社尹俊傑）
