學界：台灣已有房市泡沫化危機

（中央社記者高照芬台北2013年11月27日電）國內房地產價格持續上漲，外界憂心房市泡沫出現。學者指出，交易萎縮，建商、投資客紛紛出脫房產，豪宅難以拉動區域房價，炒房風燒到中南部，這都是房市泡沫的警訊！

央行總裁彭淮南在立法院答詢時指出，台灣房產問題是買30坪實際只有20坪，實坪換算後房價比日本高。彭淮南也提到，央行會密切注意台灣是否有資產泡沫的危機。

德明科技大學不動產系副教授花敬群指出，央行總裁彭淮南說台灣的房價比日本貴，早已是不爭的事實。

他坦言，台灣房地產價格節節高漲，早已有房市泡沫的跡象，這是建築業者、投資客都心知肚明的事，就等國際間有金融危機發生，將引發一波房市下修的壓力。

花敬群表示，今年台灣房價還有撐，但明年美國量化寬鬆（QE）即將退場，預期央行將升息，房地產將出現下修，修正的幅度在1成以上上，台灣未來3至5年都有房地產價格下修的風險。

他強調，現在「炒房風」蔓延到桃園、台中、台南及高雄等地，足見大台北地區的房價過高，市場漸漸沒有人炒作，所以「炒房風」燒到中南部，也就是「一軍退場，二軍及三也要陸續出場」的時候。

他認為，房價下修是好現象，房價不可能一直上漲，目前房價不乏人為炒作，明年是價鬆動的一年，未來3到5年還有房價修正。
