《傳產》房價未全面鬆動，7月北宜基桃新案仍續漲

【時報-台北電】住展雜誌今（14）日公布最新調查顯示，全台房價已出現止漲、甚至下修情況，不過新案行情其實還在持續上漲，未來更將有續創區域天價、拉抬區域行情的案例出現，房價出現鬆動跡象並非全面性，僅新北市7月份小跌不到2％，其餘都會仍同步攀升。

台北市方面，未來房價將呈M化發展。根據住展雜誌資料統計，今年7月台北市新案的成交均價為每坪92.34萬元，月漲幅1.4％、年漲幅5％，呈現緩步溫和上揚走勢。

新北市方面，7月份房價下跌近2％，下修訊號浮現，儘管近1年半新案行情仍繼續上揚，去年5月站上每坪4字頭後，就沒再跌回3字頭，到今年6月止，單價大致維持升勢。不過來到7月，情況卻悄悄逆轉，因為平均成交行情小幅滑落到每坪42萬元以下，月漲幅為負1.7％，是近一年半最明顯的月跌情況，不過年漲幅則仍有2.4％。

宜蘭縣方面，有些特殊案拉抬房價，年漲幅2成，目前達每坪20.76萬元。

基隆近期漲勢略緩，年漲近22%，7月最新均價每坪達20.35萬元。

今年底將升格為市的桃園縣，每坪單價續漲，並站上25萬元大關。（新聞來源：工商即時 蔡惠芳）
